Most requests we get for a small warehouse start with a location that does not have any. Northwest San Francisco — Richmond, Sunset, Marina, Presidio Heights — is zoned almost entirely residential or neighborhood-commercial. There is no PDR (Production, Distribution & Repair) district up there, so true industrial space is either nonexistent or an unpermitted back room behind a retail storefront. If your search radius can flex toward West SoMa, the Mission, or Dogpatch — all a short drive from downtown and Lower Haight — the picture changes completely. That is where the city’s small-bay PDR and flex stock actually sits.

Where small warehouse and flex space actually exists

  • West SoMa (Harrison, Folsom, Bryant, Howard between 6th and 12th St): the core of the city’s small-bay PDR and flex buildings, most with drive-in or roll-up loading.
  • West / North Mission (Florida, Harrison, Treat, 14th–18th St): smaller light-industrial and storage buildings mixed in with design/fabrication tenants.
  • Dogpatch / Showplace Square (Illinois, Indiana, 3rd St corridor near Cesar Chavez): newer and older PDR stock, popular with design, event and fabrication businesses.

On San Francisco’s zoning map these fall under PDR-1-D, PDR-1-G or WMUG (West Mission Mixed Use) designations, which permit warehouse, light-manufacturing and distribution uses outright — no conditional use authorization needed for a standard tenant.

What to check before you tour

  • Roll-up or drive-in door: non-negotiable if you are loading a van or box truck — a lot of “flex” listings are really retail with a back room and no real loading access.
  • Clear height: 12–14 ft minimum if you plan to rack or stack inventory vertically — the only way to make a sub-3,000 SF box hold real volume.
  • Loading zone / alley access: confirm there is a legal place to park a van at the door — SF parking enforcement is not lenient on commercial corridors.
  • Zoning confirmation: verify PDR-1-D, PDR-1-G or WMUG on the city’s Property Information Map before signing anything — some retail-zoned storefronts advertise “warehouse” space that is not legally permitted for it.
